Owner Terms

These terms apply to every villa listed on Thai Villa Exchange and the WholeVoyage travel sites. They are short on purpose. Effective 13 October 2026.

What it costs

Basic listing	Free. Your villa, photos, rates and contact details, with guests booking directly with you.
Featured listing	฿2,900 a month, billed by card through Stripe. A full feature page with photo gallery, rates and terms, placement in the collection on the homepage, and a direct link to your booking page. Cancel any time.
Referral commission	8% of the accommodation total for stays booked by guests we refer to you. Cleaning fees, utilities and security deposits are not included.
Marketing package (optional)	฿9,900 a month: additional pages across our network, monthly content, search visibility work and a monthly report. Cancel any time.

For comparison, the large booking platforms usually take 15 to 18% of every stay.

What counts as a referral

1. A guest is our referral if they first contacted you through Thai Villa Exchange or a WholeVoyage site: an inquiry form on our pages (each one carries a reference number like TVX-1234), the booking link on your listing page, or a guest telling you they found you through us.
2. A booking by that guest within 12 months of their first contact is a referred booking, including repeat stays in that period.
3. When we send you an inquiry, it shows the reference number. Please keep it with the booking.

Reporting and payment

1. At the start of each month we send you a short list of the guests we referred. You tell us which of them stayed with you in the previous month and the accommodation total for each stay.
2. We invoice the 8% commission for completed stays only. Cancelled or refunded stays carry no commission.
3. Invoices are in baht and payable within 14 days, by card or bank transfer.
4. You report referred bookings honestly and completely. We may ask to see a booking confirmation for a referred guest.

Your listing

1. You confirm you own or manage the property and have the right to list it, and that your photos and descriptions are yours to share.
2. You give us permission to display your photos, descriptions and rates on our sites, and to edit them for length and clarity. We send you the page to approve before it goes public.
3. You keep your rates and availability accurate. You set your own prices and policies and deal directly with your guests, including payment, deposits and cancellations. We are not a party to your bookings.
4. We may decline or remove a listing that is inaccurate, unsafe or misleading.

Ending

1. You can cancel a featured listing or the marketing package at any time. It runs to the end of the month already paid.
2. You can remove a basic listing at any time by writing to us.
3. Commission remains due on referred bookings made before you leave, and on bookings within 12 months by guests we referred before you left.

Changes

If we change these terms, we will tell you by email at least 30 days before the change applies to you.
